General Plumbing FAQs

In most cases, replacing the washer will address the drip. Contact a plumber for help if the drip persists.
Most leaky taps are caused by perished washers, an uneven seat, or debris in the water.
A dripping tap should be addressed promptly. Fixing a dripping tap immediately could save hundreds or more on your water bill, as leaky taps tend to worsen over time.
Just as with a faucet, dripping bathtub taps are most often caused by failed washers. Replace your washers or schedule service from the plumbers at S&J Plumbing.
While a dripping tap is not an emergency, the longer it’s left unaddressed the more water (and money) is wasted. However, if the tap cannot be turned off at all, this is a serious plumbing issue that must be fixed immediately.
Isolate the water, then check if the water level is too high and the inlet valve needs adjustment. If that is in good condition, the outlet rubber may need to be replaced.
Check that all shutoff valves are open, and verify that no other taps in the home have been left open. Municipal water problems or changing regulations can also affect your water pressure, so you may need to contact your water supplier. If you cannot identify or address the source yourself, contact S&J Plumbing.
Your tempering valve or your heating element could need replacement. For electrical water heaters, an electrical issue could be the culprit. For gas heaters, you may have blocked aerators, limited gas supply, or your pilot light may have gone out.
The most common problems with water heaters include a faulty thermostat or cracked tank. Water heaters should be serviced every 5 years in order to increase the lifespan of the unit.
Most hot water heaters will last for around 10 years. While replacing elements can help units to last longer, it’s typically not worth the cost for repairs compared to a full replacement once the unit is 10 years old or older.
Professional equipment such as a drain eel or high pressure water jetter is the most effective way to clean a drain. Drain cleaner may help in some cases, but professional cleaning is generally recommended.
Drain cleaner will sometimes help with breaking down hair to increase flow. In the long term, though, it’s best to use a drain eel to correctly clean hair.

There are a number of ways to determine if you have a leak, such as:

- There are worrying new soft patches and depressions in the ground. Your lawn might be looking much healthier in some areas than others, despite your efforts at watering evenly.
- The outside paving, bricks or concrete around your house are damp and unstable.
- Your water bill has jumped a lot higher than seems normal.
There are a number of things you can do to see what the issue is with your toilet. You can make sure the button isn't broken or have a look in the back of the toilet to see if the mechanisms are working. If the problem seems a little more than a quick fix, give us a call.
